PRICE BROTHERS MANAGEMENT
RENTAL QUALIFICATIONS1

A rental application must be completed for all prospective residents 18 years of age or older as of the date of application submission. A non-refundable application fee must be submitted for each application. All applicants must provide a valid government issued ID.

I. INCOME, CREDIT, CRIMINAL BACKGROUND AND REFERENCE SCREENING

Prospective residents (or applicants) are evaluated to determine if their income, credit history, criminal history and rental history satisfy certain standards.

Income Requirements:

Applicants must demonstrate verifiable monthly income of at least (3) three times the quoted rent amount.

Acceptable evidence of income includes consecutive paycheck stubs covering the previous six weeks, the most recent W-2, or a letter from your current employer on official company letterhead confirming your annual gross income and time employed. Alimony and/or child support will be considered as income, with a copy of the court order. Pensions and/or Social Security will be considered as income, with a copy of applicant’s pension or Social Security check or award letter. Bank statements showing direct deposit of these funds may also be accepted.

Self -employed applicants are required to provide the previous year’s tax return OR bank statements for the past 3 (three) full months.

Roommates:

Combined incomes of all roommates must be 3 (three) times the quoted rent amount.

Roommates are separately and jointly responsible for lease obligations.

Guarantors:

Guarantors are accepted only for students and/or insufficient income. Student verification required. Guarantors must reside in the United States. A guarantor must have acceptable credit history and make 5 times the quoted rent amount to qualify.

Credit and Criminal Screening:

All applicants will be processed through a third-party screening service for credit and criminal history information.

Rental History:

All applicants are subject to rental history verification from the previous three (3) years. This verification can include information regarding payment history, outstanding balances and monetary/non-monetary lease violations.

Occupancy Standard*:

1 Bedroom……2 Occupants

Bedroom……4 Occupants

Bedroom……6 Occupants

*Any person under the age of 12 months old at the time of application would be exempt from the definition of an occupant

Applicant(s) may be subject to additional deposits based on the results of the stated qualifications listed above.

55+ COMMUNITIES

A rental application must be completed for all prospective residents 21 years of age or older as of the date of application submission. A non-refundable application fee must be submitted for each application. No person under the age of 21 shall be permitted to reside at the community and at least one of the residents is required to be age 55 or older and all applicants will be required to verify their age. Notwithstanding, Resident understands and acknowledges that up to twenty percent (20%) of the apartment community units may be occupied by persons under the age of 55. Applicants must present a valid government issued form of identification.

Prospective residents (or applicants) are evaluated to determine if their income, credit history, criminal history and rental history satisfy certain standards.

Income Requirements:

Applicants must demonstrate verifiable monthly income of at least (3) three times the quoted rent amount.

Acceptable evidence of income includes consecutive paycheck stubs covering the previous six weeks, the most recent W-2, or a letter from your current employer on official company letterhead confirming your annual gross income and time employed. Anyone not having a monthly income may qualify with a current bank balance equal to or greater than 2 years’ rental payments. A copy of the bank statement showing this balance is required. Alimony and/or child support will be considered as income, with a copy of the court order. Pensions and/or Social Security will be considered as income, with a copy of applicant’s pension or Social Security check or award letter. Bank statements showing direct deposit of these funds may also be accepted. Self -employed applicants are required to provide the previous year’s tax return OR bank statements for the past 3 (three) full months.

Roommates/Co-Residents:

Roommates or co-residents application data will be combined during the verification process. All applicants must meet credit, criminal, evictions and rental history standards in order to be accepted. Roommates must have a combined monthly income equal to or greater than (3) three times the quoted rent amount for the chosen unit.

Guarantors:

A guarantor may be required if the applicant does not meet the minimum income or credit history standards set forth above. Applicants must, at a minimum, meet the standards in one of the categories in order for us to accept a guarantor. A guarantor may not be used a substitution for bad rental history. Guarantors must reside in the United States. A guarantor must have acceptable credit history and make 5 times the quoted rent amount to qualify.

Pictures, scans and screenshots will not be accepted. Alimony and/or child support will be considered as income, with a copy of the court order. Pensions and/or Social Security will be considered as income, with a copy of applicant’s pension or Social Security check or award letter. Bank statements showing direct deposit of these funds may also be accepted.

Self-employed applicants must provide the most recent tax transcript.

Roommates:
